In order to meet the needs of industrial tenants Imperial must be ready to construct a new building when existing space is limited or nonexistent. Identifying vacant sites of reasonable size and location is an ongoing task with Imperial. Many other factors are taken into consideration prior to the acquisition of raw land, factors such as exposure to main thoroughfares, boundary configuration, soil conditions and servicing of the property. Once acquired, these properties are then land banked for future development.
